Julian: Scalon Global?! We don't owe Scalon Global a dime!
Frank: Scalon Global bought out First Horizon Bank's corporate debt portfolio two hours ago, Julian!
Julian: That’s impossible! That portfolio was locked in a five-year municipal bond trust!
Frank: Alexander Scalon paid cash for the whole debt block at market close. He owns all our promissory notes!
Beatrice snatched the receiver out of Julian’s trembling hands, shrieking into the microphone.
Beatrice: Frank! Listen to me! Alexander Scalon is a recluse billionaire who lives in Geneva! Why would he care about Dallas real estate?!
Frank: Mrs. Vance, I don't know why, but his private legal counsel just sent a formal default notice to our server!
Julian: What does the notice demand, Frank?!
Frank: Full immediate repayment of eighty-five million dollars by tomorrow morning at nine AM, or complete asset liquidation.
Julian’s phone slipped from his fingers, clattering onto the marble desk with a dull smack.
Beatrice: Eighty-five million?! We don't have eighty-five million in liquid reserves!
Julian: All our capital is tied up in the North Dallas harbor development, Mother!
Beatrice: Call your father’s old friends on the banking commission! They can block the buyout!
Julian: Nobody blocks Alexander Scalon, Mother. He practically owns the Federal Reserve board!
The heavy front double doors of the penthouse buzzed with an urgent, electronic chime.
Julian turned toward the foyer, his heart hammering violently against his ribs.
Julian: Eleanor must have come back. She probably forgot her building access card.
Beatrice: Don't you dare let her sleep in the master suite tonight! Make her sleep in the service room!
Julian marched down the hallway, pulling the heavy mahogany double doors open with a sharp jerk.
Standing on the exterior landing wasn't his weeping wife.
Two armed private security officers in dark tactical suits stood flank to flank, accompanied by a man in a tailored charcoal coat.
Julian: Who the hell are you? This is private residential property!
Arthur: Mr. Julian Vance? I am Arthur Sterling, senior managing partner of Scalon Legal Group.
Julian: What are you doing outside my penthouse at nine-thirty at night?!
Arthur: This property no longer belongs to you, Mr. Vance.
Beatrice stormed down the foyer hallway, clutching her wine-stained emerald silk gown in outrage.
Beatrice: How dare you! My late husband bought this penthouse ten years ago!
Arthur: Your late husband pledged the underlying mezzanine deed to Scalon Capital as secondary collateral for maritime shipping bonds in 2018, Mrs. Vance.
Julian: Those shipping bonds were settled years ago!
Arthur: They were not settled, Julian. They were rolled over into a balloon mortgage held by our offshore trust.
Arthur pulled a crisp, white envelope from his interior pocket, extending it with cold professional precision.
Arthur: We have exercised the immediate default acceleration clause.
Julian: You can't evict residents without a thirty-day notice signed by a county judge!
Arthur: Judge Marcus Harrison signed the emergency writ of possession forty minutes ago in private chambers.
Beatrice gasped, stepping back onto the marble runner as if she had been doused in ice water.
Beatrice: Harrison? Judge Harrison was at our country club gala on Saturday!
Arthur: Judge Harrison respects commercial contract law, Mrs. Vance. Especially when Alexander Scalon holds the note.
Julian: Why is Alexander Scalon doing this to us?! We have never crossed his business paths!
Arthur: Mr. Scalon’s orders were explicit and direct, Mr. Vance.
Julian: What did he say?! Tell me what he said!
Arthur: 'Get them out of my daughter's building before midnight.'
The entire grand penthouse fell into a dead, suffocating silence, the air turning heavy as lead.
Julian’s jaw dropped slack, his gaze snapping down to the signature line on the foreclosure writ.
Julian: Daughter...? What daughter?!
Arthur: You know her as Eleanor, Mr. Vance. Her legal name is Eleanor Scalon.
